Bankton House Hotel
Bankton House Hotel is a Grade B listed Georgian property dating back to 1812, originally built for James Bruce of Bankton. This elegant two-storey house was later rescued from dereliction by the Candusso family, who carefully restored it and transformed it into a thriving hotel. Set within generous, wooded grounds, the estate now balances heritage with contemporary hospitality.
Our commission involved designing a new, standalone building within the grounds, housing four one-bedroom self-catering units. The design approach was rooted in sensitivity to the historic context — ensuring the new structure complemented, rather than competed with, the original house.
The building is clad in a considered combination of dressed and natural stone, with larch timber cladding and Chartwell green windows and doors echoing the tones and materials of the existing listed structure. A sedum roof was incorporated to help visually settle the building into its woodland surroundings and promote biodiversity.
This addition enhances the hotel’s offering while maintaining the architectural integrity of the site, demonstrating how thoughtful, context-aware design can support the evolution of heritage properties.





Wester Woodside Farm
Set in the heart of the countryside, this carefully considered development transforms a formerly redundant farm steading into a collection of five high-quality family homes, designed to celebrate and embrace the idyllic rural setting.
The project involved the demolition of disused agricultural buildings and the creation of three new detached dwellings, alongside two sympathetic barn conversions. Arranged around a shared landscaped courtyard, the layout fosters a sense of community while preserving privacy and open outlooks. The architecture strikes a balance between rural character and modern design — with natural stone and slate used throughout to reflect the traditional materials of the area, softened with light grey cladding and contemporary grey-framed windows and doors.
Each of the three new-build homes offers over five bedrooms and features a spacious open-plan kitchen, dining, and lounge area designed to maximise light and panoramic views of the surrounding countryside. Grand entrance halls and first-floor gallery spaces add volume and drama, while large glazed openings invite in natural light and seamlessly connect the interior to the landscape. Sustainability was a key focus — the homes are fitted with air source heat pumps and underfloor heating to provide efficient, eco-conscious living.
The two barn conversions have been thoughtfully extended and restored, retaining their agricultural character while introducing high-performance modern living. Each features four bedrooms, with the open-plan kitchen and living areas located on the upper floor to take full advantage of natural light and stunning rural views.
This project demonstrates how a sensitive and sustainable design approach can revitalise a disused rural site, delivering modern family homes that sit comfortably within their natural context.




Rutland House
This 550m² two-storey office building was designed to bring modern, adaptable workspace to the heart of Livingston. Located in a prominent central location, the building offers a flexible layout suitable for a range of commercial uses — capable of operating as a single, large office or subdivided into smaller, independent units.
At the heart of the design is a striking double-height glazed entrance, creating a bright, welcoming point of arrival for staff and visitors alike. The building makes extensive use of glazing throughout, ensuring the interior benefits from abundant natural light and a comfortable working environment.
Internally, the layout is predominantly open plan, supporting a collaborative and versatile working atmosphere, with a selection of private meeting rooms and breakout spaces integrated for privacy and focused work. The clean architectural lines, durable materials, and efficient spatial planning make this development both highly functional and future-proof.
This project reflects a forward-thinking approach to commercial design, delivering a contemporary office environment that is light-filled, flexible, and adaptable to changing business needs.
